Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check for all application and holding fees.

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rent payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monthly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for that month you are late.

Yes, 3 month lease terms are available for an additional fee of $150 per month.

What are the income and credit qualifications?
Your monthly income must be equal to or greater than 2.75 times your monthly rent payment.

What is acceptable “proof of income” to sign a lease?
You must submit either a copy of your last two paycheck stubs or a copy of your employment offer letter.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
Early termination requires 30 day written notice and you must pay an early termination fee equal to two months’ rent.

Can I change to a month-to-month lease plan after my first year?
Yes, however, there will be an additional fee of $150 added to each month’s rent.

A friend would like to stay at my apartment for a month, is this allowed?
Yes, however, they must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.

Can I install a satellite dish?
Yes, however, specific rules do apply.

Do you have any preferred employer discounts?
Yes, the application fee is waived for our preferred employers. Please contact the leasing office for a complete list of preferred employers.

Garden-style 3 story apartment buildings.

Yes, our fitness center is accessible 24 hours a day, 7 days a week.
What equipment is available in the fitness center? Our fitness center contains treadmills, a bicycle, elliptical machines, weight machines and free weights.

How many guests may your residents invite to the pool? We allow 2 guests per resident.

We have guest suites and free wi-fi by our pool and in our clubhouse.

We are located at the intersection of Lenox and Piedmont Road NE, just off Highway 400.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.

What do I need to know about my water and sewer bill?
Water use is measured in CCF (100 cubic feet). 1 CCF = about 750 gallons of water. So, if you use four CCF, you are using 4x750 or 3,000 gallons of water every month. All customers pay a monthly base charge of $5.21 for water service and $5.21 for sewer service ($10.42 total).
Atlanta and other local water service providers have adopted a conservation-based rate structure as a financial incentive to encourage customers to use less water. Per-CCF rates increase with usage; customers pay one rate for the first three CCF, a higher rate for the next three, and the highest rate for everything else.
Your bill contains a Homeland Security surcharge of 15 cents per CCF. That money goes to upgrading and maintaining security at the City’s water and sewer facilities.
The average Atlanta family uses eight CCF (6,000 gallons) a month. That family’s combined water and sewer bill is $120.82.
The sewer portion of the bill is based on the amount of water that a family uses and is significantly higher than the water portion of the bill. That is because it is vastly more expensive to treat wastewater for return to the river than it is to treat river water for drinking. Additionally, the two federal Consent Decrees underlying the Clean Water Atlanta Program deal specifically with pollution of the river because of untreated wastewater (combined and sanitary sewer overflows). Funding for projects that reduce sewer overflows is also a factor in higher sewer charges.
Water/sewer rates are based on the amount of water you use. The City’s Care & Conserve fund is a special fund to help low-income customers with especially high bills on a one-time basis.
